My buddy Tim Bratz tells this story about the first time we partnered on a deal, around 2014.

We'd never met in person. Just talked on the phone about a wholesale package in Cleveland.

The deal changed. He decided to take it down himself, fix it up and sell the properties individually.

He called me and gave me some details. I promptly wired $10,000 to the title company for earnest money.

No contract. No lawyer. No "let me think about it." Just a wire.

Tim says he thought I was either crazy or had so much money it didn't matter.

Neither was true (at least I don't think so ;)

I saw the deal. I saw the upside. And I saw Tim was the kind of guy who gets shit done.

Most people waste months "protecting themselves" with contracts and contingencies before they even know if the deal is real.

By the time they're comfortable enough to move, the opportunity's gone.

Speed matters. The best deals don't wait for you to feel ready. They go to the person who moves first.

If you're still "thinking about it" while someone else is wiring money, you're not in the game. And you're gonna keep sitting back watching deals and partnerships pass you by, going to whoever's hungry enough to keep making shit happen.
